Rosamond Town Center Groundbreaking Scheduled for Anna

Developers Big V Property Group and The Seitz Group will break ground on a 355,826-square-foot retail center in Anna on June 30.

Big V Property Group and The Seitz Group are set to commence construction on Rosamond Town Center in Anna, Texas, with a groundbreaking ceremony scheduled for Tuesday, June 30, at 10 a.m. The event will take place at the southeast corner of Rosamond Parkway and Highway 75. Anna is located approximately 12 miles north of Princeton.

The 355,826-square-foot open-air shopping center will feature anchors including Academy Sports + Outdoors, Aldi, Burlington, EOS Fitness, Hobby Lobby, HomeGoods, PetSmart, and T.J. Maxx. The development also includes outparcels and specialty stores. This project complements the nearby Rosamond Crossing, a 175,300-square-foot site currently under construction and anchored by Kroger, which will also house Bank of America and McDonald's.

Together, Rosamond Town Center and Rosamond Crossing form a 750,000-square-foot complex in Collin County. The broader development is a joint effort by Big V Property Group, The Seitz Group, and Principal Asset Management. Executives from the development firms, Citizens Bank, and Anna Mayor Pete Cain are expected to attend the ceremony.

Jeffrey Rosenberg, chairman and CEO of Big V Property Group, stated that construction is beginning nearly one year ahead of the original schedule. He described the partnership with The Seitz Group as a way to expand the firm's expertise into new construction. Kenton McKeehan, president and chief investment officer of Big V Property Group, noted that the project aims to create a dense retail core for Anna and surrounding areas.

The Seitz Group, based in the Dallas/Fort Worth area, has developed 51 retail centers totaling 8.8 million square feet over 33 years. Big V Property Group owns and manages 23 shopping centers. The Anna projects represent the first ground-up developments for Big V Property Group.

Anna was recently identified by the U.S. Census Bureau as the fifth fastest-growing U.S. city with a population of 20,000 or more. Neighboring Celina, Princeton, and Melissa ranked first, third, and fourth, respectively. Collin County, where the centers are located, saw its population grow 12% from 2020 to 2023 to nearly 1.2 million people. The median household income in the county is $117,000.

Eric Seitz of The Seitz Group said the rapid timeline reflects the need for quality retail on the Interstate 75 corridor. He noted that regular housing developments in the area will bring new residents who will utilize the shopping and dining options. Big V Property Group already operates six properties in Texas, including sites in San Antonio, Euless, Humble, and Cypress. Details regarding specific lease agreements for the outparcels are not yet clear.
