A rental community of about 271 manufactured homes is moving through Collin County's review process on land near the intersection of Farm-to-Market Road 982 and County Road 442.
Octa Homes, the owner and developer of The Vibe at Princeton, has filed an infrastructure development plan for the roughly 30-acre site, which sits about 100 feet east of that intersection, according to a county engineering memo. Commissioners have the plan on their Nov. 16 draft agenda as a consent item, and staff recommends approval.
Not a subdivision under state law
Because the property is in the unincorporated county, the project goes to Commissioners Court rather than Princeton City Hall. Texas law does not treat a manufactured home rental community as a subdivision, so instead of a plat the owner must submit an infrastructure plan showing it meets standards the county has adopted for these communities. County staff says this one complies.
The memo lays out how the site would be served:
- Water: Culleoka Water Supply
- Wastewater: the City of Princeton
- Road access: the development fronts CR 442, and the developer will dedicate extra right-of-way along its side of the county road in a separate document
