Site preparation for the initial phase of the Princeton Town Center development is scheduled to commence next week. The groundbreaking for the first store, a Kroger Marketplace, is set for July 15 at the 66-acre retail complex located on the northwest corner of Beauchamp Boulevard and U.S. Highway 380.

Shai Roos, the city’s director of development services, confirmed the timeline during a July 6 meeting of the Princeton Planning & Zoning Commission. She noted that all necessary infrastructure approvals have been finalized. Roos clarified that the upcoming work will involve only groundwork and paving preparation, with no vertical construction occurring at this stage. A final plat submission is expected later in July, which will precede the issuance of a building permit.

The Seitz Group is the developer behind the project, which is designed to feature big-box retailers, smaller specialty shops, service businesses, and dining options. Kroger Marketplace and Home Depot are listed as anchor tenants. Other businesses, including Texas Roadhouse, PetSmart, and Murphy USA, have submitted applications that are currently pending city review.

Roos emphasized that the timeline for completion is lengthy. She stated that even after the initial ground is broken, the process will take approximately two years before customers can shop in the stores. The retail center is projected to open in December 2027.

The project has faced delays over the past several years since it was first announced and received preliminary plat approval from the city council in August 2024. Roos explained that the site layout has shifted significantly since that initial approval, with easements being repositioned multiple times.

Details regarding the specific financial terms of the development or the exact square footage of the individual stores were not provided in the available reports.
